East Village Court
Walking
to work, to the market, to concerts?
Sounds like some sort of new age
fitness plan. Actually, it’s an
option for the new residents of
the East Village Court. The revitalization
of downtown brings the mobile
lifestyle typical of San Francisco
and New York City citizens to
Des Moines. The revitalization

East Village Court is the replacement
for a turn-of-the-century warehouse
and manufacturing building that
stood vacant for more than twenty
years. ST Howard Development plays
a large part in revitalizing downtown
and the East Village area, with
the current opening of the Village
Market and now East Village Court

These new developments are bringing
back the lifestyle of living,

area, according to Brian Borchardt
of ST Howard.
Wattier designed the condos to
feature the original elements
of the building, creating an eclectic
yet urban feel to each unit. Original
brick walls are prominent on both
the outside and inside walls of
all units, including a rail line
once used in manufacturing. All
windows are replicas of the original,
and new fixtures in the common
area of the building mimic the
industrial origins of the structure.
High ceilings with exposed beams
are found consistently throughout
the building.
A loft-style was chosen for the
design; however, the condos are
not true lofts. Walls separate
the main rooms but leave plenty
of open space. Skylights
in both the kitchen and the bedroom
provide daylight, and a terrace
offers views of both the Capitol
building and downtown skyline.
These design choices were made
to “attract more people downtown
and get used to the lifestyle
change,” explains Borchardt. While
cities like New York and San Francisco
thrive on loft residences, only
in the last few years has it in
been offered in Des Moines.
Each condo is unique in floor
plan and fixtures. While they
all contain the same basic areas,
some enter from the side whereas
others from the rear. In the kitchen,
each unit features different countertops,
custom cabinets, tile, hardware
and backsplashes. In the bathroom,
there is also differing tile,
vanity styles and countertops
to choose from. Hardwood floors
beautify the remaining floor areas
in all units. Security was also
taken into consideration, with
each unit containing a video monitor
for entry.
ST Howard Development hopes to
attract younger people to the
East Village Court Condos, with
the proximity of the “live, work
and play” environment similar
to that of larger urban cities,
states Borchardt. He also notes
“the East Village is the most
pedestrian friendly area of downtown.”
The Court Avenue entertainment
district is just
up the street, in addition to
all
the attractions downtown.
And if more exercise is desired
after walking home from work or
play, a fitness center is located
on-site for both residents and
commercial tenants. The condos
do provide both indoor and outdoor
parking, as well as storage space
within the indoor parking area.
